1. Introduction
These Terms and Conditions govern your use of this website and your booking of any short-term rental property listed here. By using this website or completing a reservation, you acknowledge that you have read, understood and agreed to be legally bound by these terms. If you do not agree with any part of them, you should not proceed with using the site or booking a stay.
In these terms, “we”, “us” and “our” mean Urban Haggis Stays Ltd. “You”, “your” and “guest” mean the person making the booking and every person staying at the property under that booking. The person making the booking is responsible for everyone in their party.
Nothing in these terms affects your statutory rights as a consumer under the Consumer Rights Act 2015 or other applicable law.
2. Booking Terms
Properties listed on this site may be reserved directly through this website or via third-party platforms. The booking process will vary depending on the platform used.
- Minimum age. The lead guest must be at least 21 years old and must be staying at the property for the duration of the booking.
- Payments. A deposit or full payment is typically required at the time of booking. Specific payment terms will be set out before your booking is confirmed.
- House rules. Acceptance of the property’s house rules is required. These may include policies on noise, guest numbers, check-in and check-out times, and use of amenities.
- Confirmation. A booking is only confirmed once we have issued a written confirmation. Until then, no contract exists between us.
Failure to comply with these booking terms may result in cancellation without refund.
3. Identity Verification
We may ask you to verify your identity before or at check-in. Where we do, we may request a clear copy or photograph of one of the following:
- a valid passport;
- a photocard driving licence; or
- a national identity card.
We may also ask you to confirm the payment card used to make the booking, and to confirm the names of everyone staying at the property.
We carry out these checks to prevent fraud, to prevent unauthorised parties and events, and to protect our properties, our guests and our neighbours. We may refuse or cancel a booking, or refuse access to a property, where:
- verification is requested and not provided;
- the information provided does not match the booking;
- we reasonably believe a booking has been made fraudulently; or
- we reasonably believe the booking has been made on behalf of someone else without that having been disclosed to us.
Where a booking is cancelled because of a failed or refused verification, no refund is due. Identity documents are handled in accordance with our Privacy Policy. We keep them only for as long as necessary for the purpose above, and we do not share them with anyone except where we are required to do so by law.
4. Security and Damage Deposits
We may require a refundable security deposit as a condition of your booking. Where a deposit applies:
- the amount will be shown to you before you complete your booking, and will not exceed the total value of the reservation;
- it is normally taken as a pre-authorisation — a temporary hold placed on the payment card used to book — rather than a charge. No money leaves your account unless we make a deduction;
- the hold is typically placed shortly before or at the start of your stay and is released after departure once the property has been checked. Release is automatic; the time it takes to appear back on your card is controlled by your card issuer and can take several working days;
- we may deduct from the deposit only for: damage beyond fair wear and tear; missing or removed items; cleaning required beyond the normal standard; unauthorised additional guests or pets; smoking in a non-smoking property; or fines, charges or costs we incur as a result of a breach of the house rules;
- where we make a deduction we will tell you what it is for and provide supporting evidence, and any remaining balance will be released;
- a deduction from the deposit does not limit our right to recover further sums where the loss or damage exceeds the deposit amount.
Where a booking is made through a third-party platform such as Airbnb, Booking.com or Vrbo, that platform’s own deposit, damage and resolution policies apply in place of this section.
5. Cancellations and Refunds
The cancellation and refund policy will be clearly stated during the booking process. Typical policies are:
- Full refund for cancellations made more than 30 days before arrival;
- Partial refund for cancellations made 14–30 days before arrival;
- No refund for cancellations made within 14 days of arrival.
If the booking was made through a third-party platform, that platform’s cancellation and refund policy applies and may differ from the above.
In the rare event that we have to cancel your booking, we will offer you alternative dates or a comparable property where we can, or a full refund of all sums paid.
6. Guest Responsibilities
Guests agree to treat the property and the surrounding area with care and respect throughout their stay.
- House rules. Guests must comply with all posted or communicated rules.
- Occupancy limits. Only the number of guests specified in the reservation may stay overnight.
- Parties and events. Unauthorised gatherings, parties or events are strictly prohibited.
- Damages. Guests are financially responsible for any damage, excessive cleaning or lost items caused during their stay.
- Pets and smoking. Unless explicitly permitted, pets and smoking are not allowed on the premises.
- Neighbours. Our properties sit within residential communities. Please keep noise to a reasonable level, particularly between 10pm and 8am.
Violation of these responsibilities may result in the termination of your stay without refund, and charges for damage or additional cleaning.
7. Use of Website
Users agree not to engage in any unauthorised or unlawful activity when using this website. Prohibited behaviour includes, but is not limited to:
- attempting to breach or compromise site security;
- transmitting spam or unsolicited messages;
- scraping, duplicating or misusing content or data from the site.

8. Liability
We are not responsible for:
- Website issues — temporary unavailability, inaccuracies or technical errors;
- Guest incidents — injuries, accidents, losses or theft occurring during a stay, except where caused by our negligence;
- Force majeure — delays or cancellations caused by natural events, severe weather, strikes, government action or other circumstances beyond our reasonable control.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud, or for any other liability that cannot lawfully be excluded.
Guests are advised to obtain appropriate travel and personal insurance before their stay.
9. Privacy
Use of this site is subject to the practices described in our Privacy Policy, which explains how your personal information — including any identity documents provided under section 3 — is collected, used and protected.
10. Changes to These Terms
These terms may be updated from time to time. The terms that apply to your booking are those published at the time you made it. Continued use of this site after changes are published constitutes acceptance of the revised terms.
11. Governing Law
These terms are governed by the law of Scotland, and any dispute will be subject to the exclusive jurisdiction of the Scottish courts.
