A one-off sign-up fee, then a percentage of your net earnings
No monthly charge, and nothing for a month where the property sits empty. Every property is different, so we agree your rate on the call once we understand yours. Guests pay you directly, and we invoice our share monthly against your statement.

We know the Scottish short-let rules inside out
Every short let in Scotland needs a licence from the council. We track every certificate date, book the inspections and show your licence number on every advert. Certificates stay in your name, as the law requires.

Questions owners ask first
Do I lose my Airbnb reviews?
No. Your listing connects to our system with its content, booking history and every review. Your rating and Superhost status carry over.
Who actually gets the guest's money?
You do. Payouts from Airbnb, Booking.com and the other platforms go straight to your own account, and direct bookings settle into your own card processing. We never hold your money.
How much do you charge?
A one-off sign-up fee to get everything set up, then a percentage of your net earnings. The rate depends on the property and the level of service, so we agree it on the call. There's no monthly fee, and nothing to pay for a month the property sits empty.
Am I tied in?
We ask for an initial six months, because of the setup work we do at the start. Stay that long and your sign-up fee is credited back against your fees. After that, it's a simple notice period.
I like to meet my guests. Why don't you?
Every guest completes online check-in with photo ID and a card-hold deposit before they get a door code, so we know who's arriving without standing on the doorstep. Most guests now expect keyless self check-in, and properties that insist on meeting them lose bookings.
Can I still use the property myself?
Of course. It's your home. You get a login where you can block your own dates whenever you like.
What if I don't have my licence yet?
Talk to us anyway. You apply in your own name, but we know what the councils ask for and what trips people up, and we can help you get ready.
I already use an agency. Why switch?
Many of the big agencies are national, not local. We're in Fife with our own cleaners and trades, and you keep your own listing, your reviews and your payouts.
What sort of properties do you take?
Places we'd be happy to stay in ourselves: properly furnished, properly maintained, and in areas guests want to visit.
